Permodalan Darul Ta’zim (PDT), SD Guthrie Land Ventures Sdn Bhd (SDGLV), and Eco World Development Group Bhd have joined forces to develop Eco Business Park 8, a massive integrated industrial park in Kulai, Johor. This isn't your average industrial park; it's designed to attract high-value, innovation-driven sectors like high-tech and artificial intelligence supply chains, advanced electrical and electronics, biotechnology, medical technologies, food technologies, and even logistics. Think of it as a magnet for the companies of tomorrow.
The partnership was formalized through a Subscription and Shareholders’ Agreement (SSA), creating Eco Business Park 8 Sdn Bhd, a special purpose vehicle dedicated to acquiring and developing the expansive 935.24-acre freehold site. The land itself will be injected into the joint venture, setting the stage for development. EcoWorld takes the lead with a 65% equity stake, leveraging their expertise in creating green, digitally-ready industrial spaces. SDGLV, a wholly-owned subsidiary of SD Guthrie Bhd, holds 25%, bringing their land assets and strategic vision to the table. PDT, the investment arm of the Johor government, secures the remaining 10%, ensuring the project aligns with the state's economic goals and long-term vision.
And this is the part most people miss: PDT's involvement is more than just financial. They are actively fostering strategic collaborations to boost Johor's economy and attract high-value investments. Guthrie, known for unlocking the value of its landbank, sees industrial parks and renewable energy as key growth areas. EcoWorld, on the other hand, brings its renowned technical expertise, managing the project through Eco World Project Management Sdn Bhd.
The 8- to 10-year development plan includes industrial lots, ready-built facilities, and supporting commercial components – a complete ecosystem designed for businesses to thrive. Eco Business Park 8, boasting an estimated gross development value of RM3.75 billion, is strategically located within the Johor–Singapore Special Economic Zone (JS-SEZ), offering close proximity to Senai International Airport and seamless connectivity via the North–South Expressway. This location is a major draw, making it easy for businesses to access global markets and talent pools.
This isn't EcoWorld's first rodeo with Guthrie. They previously partnered to develop Eco Business Park 7 in Malaysia Vision Valley 2.0, Negeri Sembilan. This track record speaks volumes about the strength and potential of their collaboration.
Datuk Ramlee A Rahman, president & group chief executive of PDT, emphasized the significance of Eco Business Park 8 within the JS-SEZ, highlighting its potential to attract top-tier multinational corporations by leveraging JS-SEZ incentives. Datuk Mohamad Helmy Othman Basha, Guthrie’s group managing director, sees their industrial development portfolio as a promising contributor to their bottom line. Datuk Chang Khim Wah, president & CEO of EcoWorld, believes the partnership combines their strengths to meet rising demand from technology-driven and advanced manufacturing sectors.
