Roundabout Theatre Company, the current owner, is seeking permission to renovate the historic theater, which has faced structural and operational challenges since its transformation from an opera house in the 1970s. The proposed changes include addressing sightline issues, adding an orchestra pit, and improving the seating layout.
However, the company faces a unique zoning dilemma. Unlike other historic theaters, Studio 54 has no development rights left to fund renovations. These rights were transferred by a previous owner to support a nearby residential tower, leaving the theater with limited options.
Roundabout argues that the transfer occurred just before zoning policies were updated to support theaters through air-rights sales. They propose granting new air rights or allowing theater air rights to be sold more broadly across the Theater District.
The company also highlights that Studio 54 cannot benefit from typical theater zoning bonuses due to its physical limitations. This, they contend, should grant the theater additional zoning flexibility.
Located at 254 West 54th Street, the building has a fascinating history. Built in 1927 as the Gallo Opera House, it later became a CBS television studio before transforming into the legendary Studio 54 nightclub in 1977.
